Whether commercial buildings are constantly exposed to wet conditions or just some occasional rain, all commercial buildings should be waterproofed. 

Waterproofing a commercial building can make the structure more breathable. When it is breathable, it means that the liquid moisture and vapour buildup will be able to escape.

If the walls are not breathable in a wood building it can cause mold, mildew and rot to form. These conditions can become worse over time and could inevitably cause the building to collapse.

In a steel structure that is not breathable, water buildup and moisture can cause the steel to rust which can also lead to the integrity of the structure to fail.

Waterproofing also allows for structures to become UV Resistant. If your commercial building is a parking structure or a building that has roofing membranes, UV Resistance can prevent harmful UV rays from actually weakening and threatening the integrity of a structure. 

Waterproofing can also increase the energy efficiency of a building, and in turn lowering costs. If a building is not waterproofed, water and moisture can move into the building causing temperature changes to occur. The changes in temperature can cause HVAC systems to work harder to compensate for the flux in temperatures and will make electricity bills that much higher.
